What is a Real Estate Buyer's Representative?
My goal as your broker is to make your home buying experience
as simple, efficient and enjoyable as possible. As your real
estate buyer's representative, I legally and exclusively represent
you the buyer in a transaction as your agent. In this way, I
owe fiduciary responsibilities to you the principal. As such,
I have your best interests in mind throughout the process -
from the initial consultation, property search, negotiations
and through the closing of your transaction. My service is FREE
of charge to you the buyer and is simply a cost
of doing business to the property seller.
Why use a Buyer Broker?
Purchasing real estate is a complex transaction and in most cases the seller
will be represented by an agent. Even if you are looking at new
construction, a buyer broker costs you nothing yet has a lot to offer.
Research by the NATIONAL ASSOCIATION OF REALTORS has shown that when a
buyer's representative is used, the prospective buyer found a home one week
faster and examined three more properties than consumers who did not use a
buyer's representative. In many cases, the buyer broker can help you save
money by helping you interpret comparables for optimal negotiations.
As your buyer broker my services include:
- Evaluating your specific needs and wants, locating properties that fit those
specifications.
- Assisting the buyer in determining the amount that they can afford
(pre-qualify), and show properties in that price range and locale.
- Coordinating showings - accompanying you on the showings, or previewing
properties on your behalf.
- Researching the selected properties to identify any problems or issues to
help the buyer make an informed decision.
- Advising you on structuring an appropriate offer to purchase.
- Presenting your offer to the seller and their agent.
- Negotiating the fairest purchase price on the most favorable terms that the
market will permit on your behalf - keeping your best interests in mind.
- Helping secure appropriate financing for the selected property.
- Providing you with a list of potential qualified vendors (e.g. appraiser,
surveyor, inspectors, movers, attorneys, carpenters, etc.) if these services are
needed.
- Answering your questions, and getting answers for you.
Clearly, by working with a buyer broker you receive a great deal of
valuable services at no charge. At the end of the day, my job as your broker
is to deliver results and you'll take comfort in knowing that my interest is
